The Opportunity

A focused room photography update across three Asheville-area Marriott properties

This proposal is built around a rooms-only photography update for Courtyard Asheville, SpringHill Suites Asheville, and Courtyard Asheville Airport. The goal is to create clear, current, Marriott-approved guest room photography that helps each property present its room inventory more effectively on Marriott.com and related booking channels.

Because the properties can be completed during one coordinated trip, the production can be structured efficiently while still giving each hotel the room-specific coverage it needs for stronger guest confidence and a more organized online sales presentation.

How the System Works

From gallery planning through launch

The engagement is structured as one connected process. Every stage is planned to move the properties from room coverage planning to finished photography that is prepared for active use across Marriott systems.

01

Plan

Review the requested guest room types, accessible bathroom needs, and room carousel priorities for each property.

02

Produce

Create Marriott-approved room photography through a carefully coordinated, low-disruption production across the three hotels.

03

Prepare

Refine, organize, label, and document the image library while preparing the metadata and marketing captions needed for launch.

04

Launch

Complete the photographer-side MDAC upload and guide the property teams through their upload, gallery placement, and submission process.

Recommended Property Coverage

Rooms-only coverage for each hotel

The recommended scope focuses on the requested guest room types, in-room detail coverage, standard bathroom coverage, and accessible bathroom coverage needed to support the room listings online.

Courtyard Asheville

  • King guest rooms, including sofa bed and balcony variations
  • Queen guest rooms, including balcony and sofa bed variations
  • Accessible king and queen room variations with applicable bathroom coverage
  • One-bedroom king suite with balcony and sofa bed
  • Room detail, desk, coffee, microwave, or amenity images to support the room carousels

SpringHill Suites Asheville

  • King suite with trundle sofa
  • Double-bed suite with trundle sofa
  • Accessible suite variations with roll-in shower and transfer shower or tub coverage
  • Room detail, desk, coffee, microwave, or amenity images to support the room carousels

Courtyard Asheville Airport

  • King guest room with sofa bed
  • Queen guest room
  • King suite with sofa bed
  • Accessible king and suite variations with roll-in shower or bathtub coverage
  • Room detail, desk, coffee, microwave, or amenity images to support the room carousels

Bathroom Coverage

  • Standard bathroom or shower coverage where applicable
  • ADA roll-in shower coverage
  • ADA grab-handle tub or accessible tub coverage where applicable

Production Approach

One coordinated production trip across all three properties

The production is structured as a coordinated multi-property trip, beginning with the two adjacent Asheville properties before moving to the airport property. This approach keeps the project efficient, reduces duplicate travel costs, and allows the room photography to be completed with a consistent visual standard across the portfolio.

01

Courtyard Asheville

Begin with the property containing the largest room list and balcony coverage, allowing additional time for room access, staging, and balcony-dependent images.

02

SpringHill Suites Asheville

Complete the adjacent SpringHill Suites room coverage in a focused production day, including standard suite coverage and accessible bathroom requirements.

03

Courtyard Asheville Airport

Complete the airport Courtyard room coverage as the final production property before departure from Asheville.

What the System Includes

Thoughtful preparation from planning through launch

The project combines photography, gallery strategy, image preparation, and launch support as one coordinated engagement.

Strategic gallery planning

Review and planning built around room-type clarity, carousel structure, hero placement, and each property's competitive online presentation.

Marriott-approved photography

Brand-compliant coverage of the selected guest rooms, room details, standard bathrooms, and accessible bathroom features.

Low-disruption production and refinement

Guest-conscious scheduling, thoughtful on-site preparation, and brand-safe post-production designed for operating hotels.

Organized image delivery

A curated and professionally prepared image library with consistent naming, documentation, delivery formats, and commercial licensing.

Metadata and photographer-side MDAC upload

Complete image information, marketing captions, room-code organization, and photographer-side submission through Marriott's MDAC workflow.

Guided property-side launch support

A property-specific upload guide, recommended carousel and hero placement, and personal support through the property-side upload and submission process.

System Investment

Investment in the complete three-property engagement

This investment covers the complete Marriott Hotel Website Photography Performance System outlined above—from strategic gallery planning and low-disruption production through post-production, metadata preparation, photographer-side MDAC upload, and guided property-side launch support.

This estimate reflects a discounted production structure for completing all three properties during the same trip. Dividing the properties into separate visits will change the scope and total investment, and the proposal will need to be adjusted to account for separate production trips and travel requirements.

System Investment $8,200

One unified investment for the complete three-property photography, gallery preparation, and launch-support system described in this proposal.

Estimated Travel NTE $1,200

Travel is billed at actual cost and will not exceed the approved travel estimate. Lodging will be provided by the properties.

Property Investment Breakdown

  • Courtyard Asheville: $3,600
  • SpringHill Suites Asheville: $1,850
  • Courtyard Asheville Airport: $2,750
Deposit to Reserve Production $4,100
The deposit is calculated from the system investment only. Applicable travel costs are billed at actual cost with the final balance and will not exceed the most recently approved travel NTE.

Project Terms

Clear terms for a well-managed production

Scheduling

Production dates are reserved once the proposal is confirmed and the project deposit is received. Scheduling remains subject to property readiness and Morgan Nowland Photography's current availability.

Post-production and delivery

Final edited photography will be delivered within two weeks maximum after production. Once editing is complete, the property will receive a contact sheet and final invoice. Final licensed files and included launch support are released after the remaining balance and applicable travel costs have been paid.

Scope adjustments

This proposal is based on the rooms-only scope, production requirements, and assumptions outlined above. Material additions, separate property visits, or changes to the requested room coverage may require an updated system investment or production schedule.

Rescheduling and cancellation

The project deposit may be transferred to a rescheduled production date, subject to availability. Client cancellations are subject to the established cancellation schedule and any nonrefundable travel expenses already incurred.

Image licensing

Upon final payment, the included commercial license covers the photographed properties, their ownership or management company, the applicable hotel brand, and authorized marketing teams. Architects, designers, contractors, vendors, and other third parties require separate licensing.

Morgan Nowland Photography

Room photography prepared for clearer guest decisions

This rooms-only engagement gives each property a stronger, more current presentation of its guest room inventory while keeping production efficient across the full Asheville-area portfolio.

The result is a coordinated image library built to support Marriott room listings, accessible room presentation, and a smoother website launch process for the property teams.
